OVERVIEW
Established in 2019, Clearwater PACE (“Clearwater”) is a C-PACE balance sheet lender focused on arranging and structuring C-PACE (Commercial Property Assessed Clean Energy) financing across all asset types and geographies throughout the U.S. on behalf of commercial real estate owners and developers seeking a cost-effective alternative to Mezzanine Debt or Preferred Equity for new construction, retroactive, and value-add projects. Through our C-PACE program, Clearwater provides low-cost, fixed-rate, non-recourse funding for all commercial property types.
C-PACE Financing is a state legislated program that allows owners and developers to finance construction improvements through an optional property assessment.

LEADERSHIP
Jonathan Seabolt is the Founder and Managing Partner of Clearwater PACE, LLC (“Clearwater”). Before launching Clearwater, Mr. Seabolt was the Director of Real Estate Investments at a New York-based investment management firm. Mr. Seabolt has been involved in $10+ billion of real estate debt and equity investments up and down the capital structure, across all asset types and geographies on behalf of developers, owners, and institutional investors globally.
Mr. Seabolt has over 15 years of professional experience. His real estate career began in 2006 after successfully raising capital and launching a real estate investment firm focused on acquiring, repositioning, and disposing of distressed residential assets. As an Adjunct Professor within the graduate school at NYU, Mr. Seabolt co-teaches a course centered on Investing in Distressed Real Estate Situations. In addition to earning an MBA in Finance & Accounting, Mr. Seabolt’s credentials include a Master’s in Real Estate Finance and Investments from NYU where he graduated as a Hirsh Scholar.
Mr. Seabolt launched Clearwater to disrupt the transactional nature of commercial real estate finance, seeking to create a client-first, frictionless, and transparent financing experience for real estate developers, investors, and owners based on his well-established relationships in the capital markets.
